Why Use Us?

We are a team of independent inventory clerks who have been trained and have experience of working with properties. We have a continuous training policy that keeps all our staff up to date and we understand the significance of the Housing Act 2004 in relation to the handling of deposits.

We believe that an accurate detailed and independent report is in a landlord’s best interest particularly in view of the current legislation concerning deposits.

We know how time consuming such a detailed report is and the pressures that it can put on a busy office.

We understand that Accommodation Agents all have their own systems and we like to tailor our services to their individual requirements.

We offer a prompt and efficient service. We understand the time constraints that can sometimes exist between tenants moving out and in and when required we aim to produce a report within 48 hours (sometimes less).

We consider that our reports are competitively priced.

Our reports are usually commissioned by the agent on the landlord’s behalf after a tenant has been secured but before the start of the tenancy.

It is likely that the cost of the report will be recouped by the landlord in savings over loss and damage and time spent resolving disputes.

We provide up to three bound copies of the report and/or a CD with both the master copy of the report and the digital photos.  In the interest of speed we will email our completed report with the master copy following on.

We provide digital photos of the property as standard but will catalogue and print them if required.
