What We Offer

Inventory and Condition Statements 
We specialise in compiling inventory reports and schedules of condition for landlords and their agents. This is a document that forms part of the contract between the landlord and tenant.

We provide a detailed accurate description of the property including each room, its ceiling, walls, windows, doors, frames, handles, locks, floor, light fitting, lampshades, switches, electrical appliances, fixtures, fittings and furniture. We include cupboards and other storage areas and detail their contents (if any).

In the kitchens we also describe and list the floor cupboards, wall cupboards and work surfaces, dressers and storage areas, cooker/oven, fridge and freezer and all other appliances.  Where crockery, cutlery and utensils are provided we list them by location. In bathrooms we include sanitary ware, fixtures and fittings.  We also include the garden and garage and other storage if available for use by the tenant

Unless otherwise stated each item is considered to be in good condition, unmarked, clean and ready for occupation. Any marks, chips or damage are noted next to each item.

We include utility meter readings – gas, electricity and where possible water. We will also state the level of oil in an oil tank where there is oil fired central heating.

Check-Outs
We will re-visit the property at the end of the tenancy and make a full inspection against the original inventory. All observations, any loss, damage, levels of cleaning and whether the garden is clean and tidy will be noted on the original statement. Digital photos will be taken. If the tenant is present all discrepancies will be discussed.

The agent will receive a full report stating any work required, suggesting whether the landlord or tenant is responsible and recommending any apportionment of the deposit taking into account loss, damage and fair wear and tear.

Specialist Inventories
We will also undertake inventories for many situations from holiday cottages to photographic catalogues of art collections.  Some statements may be required for insurance purposes. We quote individually for these services.

Digital photos
Digital photographs of the property and its contents are taken and stored on CD at no extra cost.  However if required at any time a detailed photographic catalogue can be prepared (please ask us for a quote).
